For our new “Ask a Landlord” series we’ll be asking real property owners\u00a0for their advice about your burning questions. This time we asked Cynthia Hale, creator of\u00a0the blog ‘Mother of All Landlords’, for her thoughts on going rogue and taking apartment updates\u00a0into your\u00a0own hands.<\/small><\/em><\/p>\n

Question<\/h2>\n

“I hate the linoleum in the kitchen of my rental apartment. It’s peeling, yellowed and SO OLD. I’ve been wanting to do a DIY update- what’s the best way to ask my landlord? Will I forfeit my deposit?”<\/p>\n

Answer<\/h2>\n

“You should never alter the property you rent without your landlord\u2019s permission.\u00a0 Whether it\u00a0would affect your deposit depends on the language in your rental agreement. \u00a0Tenants sometimes don\u2019t ask because they are afraid that the landlord might raise the rent.\u00a0 And\u00a0if the landlord puts out money to upgrade your unit, the landlord would be entitled to a return on\u00a0his or her investment.<\/p>\n

But here are a few ideas:<\/p>\n

1.\u00a0 Find an idea, and get samples and prices for your landlord.\u00a0 Present it as a \u201csolution\u201d not a\u00a0\u201cproblem.\u201d \u00a0Part of the presentation would be who will pay for it, who will do the work, etc.\u00a0 Or\u00a0you could negotiate costs with the landlord.<\/p>\n

2.\u00a0 Old linoleum is sometimes difficult to remove and you might end up with a mess that you\u00a0didn\u2019t anticipate.\u00a0 Also, removal of the linoleum could disclose a bad sub-floor that would need\u00a0extra preparation and expense before the new flooring can go down.\u00a0 Laying linoleum requires a\u00a0skilled workman.<\/p>\n

3.\u00a0 Pergo or other laminate products are beautiful and they have a spongy sub-layer that\u00a0disappears imperfections.\u00a0 It\u2019s faster to install, but the product is more expensive.\u00a0 Laminate\u00a0flooring requires a skilled workman.<\/p>\n

4.\u00a0 If your landlord is tacky enough to rent a unit with old and peeling lino, he or she might be\u00a0tacky enough to let you put down some stick-on tiles.\u00a0 But you may still have a problem making\u00a0the lino flat enough to get the tiles to stick.<\/p>\n

5.\u00a0 You could buy a cool kitchen rug or mat from stores like Target or Ikea and just disappear the\u00a0ugly.\u00a0 This way you own it and take it with you when you leave, and you don\u2019t have to ask\u00a0permission.<\/p>\n
