Sometimes, you may have a landlord who doesn\u2019t respond to the issues with your rental right away or isn\u2019t able to fix things properly.<\/p>\n\n\n\n<p>There has been <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2021-10-05\/tenants-struggle-with-red-hot-u-s-rental-market\" target=\"_blank\" rel=\"noreferrer noopener\">a rental surge throughout the pandemic<\/a>, and it\u2019s important to know the ins and outs of what to expect when you\u2019re a tenant. If you\u2019ve found that your landlord is difficult to work with, especially when it comes to maintenance issues, being able to address them properly can save you a lot of stress.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Understand Common Issues<\/h2>\n\n\n\n<p>Every rental agreement is different. It\u2019s easy to overlook things, such as which maintenance issues and repairs will be covered. Educating yourself is important before you sign a lease agreement. Some of <a href=\"https:\/\/www.travelers.com\/resources\/home\/landlords\/10-common-rental-property-repairs-landlords-need-to-know-about\" target=\"_blank\" rel=\"noreferrer noopener\">the most common rental property repairs<\/a> landlords tend to take care of include:\u00a0<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Water leaks<\/li><li>Water heaters<\/li><li>HVAC maintenance<\/li><li>Pipes<\/li><li>Broken garbage disposals<\/li><li>Toilets<\/li><li>Electrical problems<\/li><\/ul>\n\n\n\n<p>Check out your lease agreement again to see if there is any mention of these or other maintenance issues. You should have a clear understanding of what\u2019s covered under your lease agreement.&nbsp;<\/p>\n\n\n\n<p>However, there are some issues that neither you nor your landlord might expect \u2013\u00a0like noisy neighbors. While it\u2019s not a maintenance issue, it\u2019s still something your landlord should address if it becomes a problem, especially if your lease agreements include quiet hours. Disruptive neighbors can negatively impact your sleep, which can lead to fatigue, confusion, and <a href=\"https:\/\/www.healthline.com\/health\/depression\/fatigue\" target=\"_blank\" rel=\"noreferrer noopener\">even mental health issues like depression<\/a>. It\u2019s up to your landlord to discuss noise complaints with tenants, so don\u2019t be afraid to bring it up (and keep bringing it up) if the noise continues.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Look Out for Your Safety<\/h2>\n\n\n\n<p>Chances are, you\u2019ll have a good idea whether a neighborhood is safe before you move into a rental property. If you\u2019re not sure, do your research on local crime rates, school districts, and even any less-than-savory activity that may have happened in your unit over the last several years. If you\u2019re worried that your neighborhood isn\u2019t safe, first discuss it with your landlord.&nbsp;<\/p>\n\n\n\n<p>While a landlord can\u2019t single-handedly stop crime and make everything perfectly secure, <a href=\"https:\/\/www.torhoermanlaw.com\/ideas-for-how-you-can-promote-safety-in-your-community\/\" target=\"_blank\" rel=\"noreferrer noopener\">they can take action in other ways,<\/a> including:\u00a0<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Personally knowing all of their tenants<\/li><li>Hosting community gatherings<\/li><li>Organizing regular meetings<\/li><li>Forming a group on social media to keep tenants informed<\/li><\/ul>\n\n\n\n<p>It\u2019s important not to stereotype your neighborhood. That\u2019s something your landlord needs to be aware of, too. They could be <a href=\"https:\/\/www.usa.gov\/housing-complaints\" target=\"_blank\" rel=\"noreferrer noopener\">accused of housing discrimination<\/a> if they won\u2019t rent to certain people based on race, gender, or religion. But, they can keep people informed of anything that\u2019s happening in the neighborhood, no matter the person\/people causing problems.\u00a0<\/p>\n\n\n\n<p>If your landlord isn\u2019t willing to address or do anything about safety issues, don\u2019t put yourself in danger. Sometimes, it\u2019s appropriate to contact the police if you\u2019re genuinely fearful. It also could be time to consider moving somewhere else.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What to Do When Things Get Ugly<\/h2>\n\n\n\n<p>Sometimes, serious issues can occur in a rental property. One of those issues is <a href=\"https:\/\/www.healthline.com\/health\/sick-building-syndrome\" target=\"_blank\" rel=\"noreferrer noopener\">sick building syndrome<\/a>. Yes, it\u2019s a real thing and can be a very dangerous thing. Some of the most common symptoms include:\u00a0<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Throat irritation<\/li><li>Difficulty breathing<\/li><li>Runny nose<\/li><li>Allergy-like symptoms<\/li><li>Headaches<\/li><li>Dizziness<\/li><\/ul>\n\n\n\n<p>If you\u2019re consistently experiencing these issues and can\u2019t figure out why, they could be caused by things like poor ventilation or air quality in your rental unit. These are issues that could require some major maintenance or even renovation to your unit. Unfortunately, landlords aren\u2019t always willing to do that, especially if you can\u2019t \u201cprove\u201d why you\u2019re sick.&nbsp;<\/p>\n\n\n\n<p>If that\u2019s the case, you may need to <a href=\"https:\/\/fourwalls.rentler.com\/2019\/11\/25\/what-should-you-legally-include-in-a-maintenance-request\/\" target=\"_blank\" rel=\"noreferrer noopener\">fill out a formal maintenance request<\/a>. If action still isn\u2019t taken and you end up getting sicker, it might be time to consider legal action. Landlords can be sued for things like negligence and failing to disclose potential hazards. While that might sound a bit extreme, it\u2019s okay to take certain measures when your health is at stake.\u00a0<\/p>\n\n\n\n<p>Because renting is such a popular option, there\u2019s no excuse for landlords to \u201cslack off\u201d when it comes to rental issues. They should want to take care of everything so people choose their properties over others. But, these issues can still happen, and not every landlord is up to the task of taking care of them. You\u2019re entitled to feel safe, comfortable, and healthy in your home when you\u2019re renting.
