Pet Policy: Pets are welcome with an additional $250 refundable deposit per pet. There is no monthly pet rent.
Application: The application fee is $45 per adult age 18 or older and is nonrefundable. Applicants must have a combined gross income of at least 2.5 times the monthly rent. Full qualification requirements can be found on our website. Please allow 24 to 72 business hours for processing once all required documents have been received from every applicant.
Lease Terms: All leases require a minimum 12-month term, though longer lease options may be negotiable. Smoking is not permitted. Tenants must comply with all city and HOA regulations. Residents are responsible for all utility costs, including water, sewer, trash, electricity, and gas if applicable.
Initial Move-In Costs: Upon approval, a nonrefundable Earnest Deposit equal to the security deposit amount is required to secure the property. In accordance with Arizona law, the total of all deposits (including security and pet deposits, if applicable) will not exceed 1.5 times the monthly rent. All deposits are fully refundable at move-out, minus any applicable charges. A one-time $200 lease preparation fee and the first month’s rent are also due prior to move-in.
Recurring Monthly Costs: A 3% administration fee applies to all rental properties managed by Real Estate Brokers of Arizona. Renter’s insurance is required. If you do not obtain your own policy, you will automatically be enrolled in our Liability to Landlord Insurance for $15 per month.
