SKI LEASE “Raccoon Shanty” – Cute and Economical Downtown Kings Beach Cabin

***This property is available for a WINTER SKI LEASE for a minimum of 4 months starting as early as mid-October 2026 to April 30, 2027.


RENTAL TERMS AND CONDITIONS:

*$3,300/month plus utilities

*Entire balance for the ski lease will be due upfront.
*Natural Gas and Electricity accounts to be transferred into Tenant's name for the entire lease term and paid directly to the service provider by Tenant.
*$345 a month total for the fixed utilities. This amount a month pays for the water/sewer, trash, keyless entry and high speed internet service along with any on-time expense (damage plan, booking fee, utility transfer fees). The total amount (based on lease term) for the utilities is due upfront along with the rent.
*$1,000 non-refundable holding fee will be required upfront to secure the house. This fee will be applied to the deposit upon lease signing.
*Security deposit equal to one month's rent + $500 estimated move-out cleaning fee. If the house is left in excellent rental condition at move-out, with no cleaning needed and no damage, the entire deposit shall be refunded within 21 days.
*Tenant is responsible for the cost of plow service.

• Yard is not entirely fenced
