Program Qualifications & Guidelines
This is a Low-Income Housing Tax Credit (LIHTC) property managed by Big Island Housing Foundation. Please note that these units are not subsidized; rent is a flat rate, and strict income qualifications apply.

• Monthly Rent: $1,361 per month.
• Minimum Income: Households must earn a gross monthly income of at least 1.5 times the rent (minimum $2,041.50 per month) to qualify.
• Property Occupancy Standards: Maximum capacity is strictly 2 people per bedroom plus one.

Screening & 2026 HUD Income Limits (50% AMI)
Applicants must pass a thorough screening process covering income & asset verification, housing history, and criminal background reviews. Mandated federal income recertifications are required annually. Gross annual household income cannot exceed the 50% AMI thresholds for Hawaii County:

• 1-Person Household: Max $42,350
• 2-Person Household: Max $48,400
• 3-Person Household: Max $54,450
