RENTAL APPLICATION

All applicants pay a $45 screening fee used to obtain credit reports, collect civil/criminal records and character reports, verify employment status and income, and confirm rental history. The screening fee will be collected when the applicant enters the background and credit information sent by the Landlord.

Qualification Standards

• Applicant must have current photo identification and a valid social security number and provide with this application.
• Application monthly household gross income must exceed three times the rent. All income must be from verifiable sources. Unverifiable sources will be denied
• Application must exhibit a credit score (FICO) of 600 as a minimum
• Application must receive positive references from all previous Landlords for the previous 5 years
• Application may not have any evictions or unpaid judgments from previous Landlords
• Security Deposit is equal to one month’s rent, or per the application terms, due the date of signing the lease and before moving in. The security deposit must be paid with a cashier’s check or money order. Personal checks and cash will not be accepted.
• All occupants must be a non-smoker
• The only acceptable payment is collected electronically. Cash, personal checks, etc… will not be accepted.

At the landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if the Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
