1. An Animal Addendum must be signed in addition to this agreement. 2. A maximum of two (2) animals are allowed in an apartment home. 3. All animals must have current vaccinations, must be housebroken and trained prior to move-in. 4. All animals cannot weigh more than 75 pounds. 5. All animals have a $50 fee per month, per pet. a. $300 deposit is required per pet, as well as a $200 pet fee. The pet fee is non-refundable. 6. Management will require to interview the animal(s) and determine if your animal(s) meet Management’s criteria prior to signing the Animal Agreement. Management is also required to take a photo of the animal(s) to keep on file. a. Management will require DNA testing of all dogs at a one-time cost of $55. b. Resident agrees to pay a fee/penalty each time it is determined that Resident fails to properly remove and dispose of animal waste on the premises for any animal that it is in possession of or for which it has executed an agreement. c. The pet’s owner will be fined $200.00 for the first occurrence, $300.00 for the second occurrence, $400.00 for the third occurrence and $1,000 each additional occurrence. As a last resort, if the fine is not paid, the rental agreement will be subject to termination. 7. Management reserves the right to reject any animal. All animals are subject to denial based on the animal interview conducted by management. 8. Below is a list of some animals that may not be allowed: (Note: Animals may be listed due to their energy level, size, or aggressiveness.) • Saint Bernards Bull Terriers • Siberian Huskies Staffordshire Bull Terriers • Akitas Perro de Presa Canarios • Rottweilers German Shepherds • Airedale Terriers Great Danes • Chow Chows Rabbits, Rodents, Ferrets, Reptiles (Accepted if caged) • Mastiffs Fish Tanks over 20 gallons • American Pit Bull Terriers Any Exotic Pets
