Pet Policy1. Approval RequiredNo pets are permitted on the Premises without the prior written consent of the Landlord. Approval, if granted, shall be for specific pets only, and the Tenant may not substitute or add pets without obtaining additional written approval from the Landlord.2. Service and Emotional Support AnimalsNothing in this policy shall be construed to restrict the rights of Tenants or applicants under the Fair Housing Act, Florida Statutes Chapter 413, or other applicable laws regarding service animals or emotional support animals. Such animals are not considered “pets” for the purposes of this policy, but reasonable documentation and compliance with applicable rules may be required.3. Pet Fee and DepositNon-Refundable Pet Fee: $300 (per pet, one-time, due prior to occupancy or prior to pet being brought onto the Premises).Refundable Pet Deposit: $200 (per pet, held as part of the security deposit and subject to deductions for damages beyond normal wear and tear).Pet Rent: $50 per month, per pet, added to the monthly rent.4. Pet Rules and ResponsibilitiesThe Tenant agrees to:Keep pets properly licensed, vaccinated, and in compliance with all local ordinances.Prevent pets from causing damage to the Premises or disturbance to neighbors.Clean up all pet waste promptly from the Premises, including the yard and common areas.Not leave pets unattended for extended periods or confined in unsafe conditions.Assume full responsibility for any injury or damage caused by the pet to persons or property.5. Renter’s Insurance Requirement for Pet OwnersAny Tenant approved to have a pet must maintain a valid renter’s insurance policy that includes coverage for pet-related damages and liability for the duration of the tenancy. Proof of such insurance shall be provided to the Landlord prior to the pet being brought onto the Premises and renewed annually. Tenants with pets may not waive the renter’s insurance requirement under any circumstances.6. Damage and LiabilityAny damage caused by pets, including but not limited to chewing, scratching, urination, excessive shedding, odor removal, or infestation (fleas, ticks, etc.), shall be repaired or remedied at the Tenant’s expense. These costs may be deducted from the security deposit and/or billed directly to the Tenant.7. Revocation of Pet PrivilegesIf the Tenant violates any terms of this policy, the Landlord may require immediate removal of the pet(s) from the Premises and/or pursue termination of the tenancy as permitted by law.
