Any omissions, errors, or falsifications may result in denial of an application or terminate the right to occupy an apartment. All applicants must be eighteen (18) years of age or older. All applications are subject to approval through an outside Application Processing Agency. All information obtained is kept confidential.*Residents must show the ability to manage and operate an independent household or living unit. Residents must have acceptable references from previous landlords, resident managers or mortgage holders. An eviction, foreclosure, or legal action to obtain payment of rent may not be acceptable. Any applicant with unfavorable past performance of payment of rent or utilities, record of disruptive behavior, record of destruction, poor housekeeping habits, or failure to provide sufficient or necessary additional information on the application may not be acceptable.*A resident should not pay more than 25-30% of their gross income for rent and utilities. Applicants whose income does not meet this requirement must have another creditworthy person’s guarantor on the lease. To qualify as a guarantor, the guarantor must provide proof of income 6 times the rent. Self-employed applicants must present 3 years tax returns for verification.*Residents must have an acceptable credit history and show the ability to meet their financial obligations, either through employment or other satisfactory means. Discharged *Bankruptcies will not be considered or included as a basis for qualifying.
