I wonder if you would like to consider "rent-to-own" my condo in Orem (close to Lindon).
My condo is 4 beds, 3 baths, 2 living rooms, 1 kitchen with a decent dining area attached. Also, 2 storages, a covered patio, and a fenced backyard. The living area is 2258 sf totally with ground floor and basement.
After checking with HAUC, I set up the details of rent-to-own as follows:
$2200 rent = Fair Market Rent (FMR) ($2000 for 4-bed-condo in year-2026) + $200
Replace all appliances, except A/C & Furnace, now (only once, not twice)
$400 rebate for every monthly rent you paid, during purchase
$5000 rebate if the current A/C & Furnace still stay, during purchase
Purchase price = Utah County assessment value on its land records, during purchase
$200 rebate for every monthly rent you paid, if no purchase finally, as either party does NOT want to sell or buy. This rebate is valid, under the condition of no breach of lease contract.
During the lease period, no pets, no smoking, no illegal drugs, no subletting, and no violations of HOA rules/CC&R. Before purchase, please understand that it is a rental relationship, as usual.
