This is a very unique property. The home for rent is an ADU (Auxiliary Dwelling Unit), so it is a house behind a house. The ground-floor level is accessed through a gate to the backyard and a small pathway back to the home.
The ground floor consists of a living area, kitchen, and bathroom, which is also where the laundry is. The entire upstairs is a large bedroom (with a large closet) surrounded by trees with tons of natural light and a sliding glass door that leads out to a private back deck. Although the back deck is for tenant use only, the backyard is shared with another tenant who lives in the front house and their dog. The property is very unique and has a koi fish pond (a chicken coop - the front house tenants have chickens, and I am sure you could get some as well if you'd like), along with numerous vegetable gardens, fruit trees, etc. The tenant who lives in this home will be moving out at the end of January. The front house is occupied by tenants who keep bees on the property, along with their chickens, and maintain the Koi Pond. There are 4 garden beds on the property, and you can decide with the front tenants who gets what garden beds or opt to share in the responsibility of all if you would like.
The unit has its own washer/dryer (it is a European unit, so it will wash and then dry the clothes all in one) and is heated and cooled with a dual-head mini split heating system. (Please note that the dryer apparently does "European dry".
Utilities are split evenly between the front house and the back house since there is no separate meter on the property. The monthly rent also includes the cost of Google Fiber internet.
Tenants pay the following:
50% electricity
50% WST etc.
(Google Fiber internet included in rent payment)
The back house does not have Gas utilities, so that is the only utility that will not be shared.
Ample street parking is available, but no designated spot.

This property is unique. There are mature trees, beehives, all new native pollinator plants were planted fall of 2024 (so the outside photos are no longer a good representation of what the yard looks like), Koi pond, raspberry bushes, plumb trees, pear tree, apricot tree, apple trees, 4 garden beds you may plant if you choose, a greenhouse shared with front tenants, and more.
It is a quirky little property, and may not be for everyone. However, it is very peaceful and offers a lot of things that your typical rental does not.
The owner lives close by and will stop by frequently (with advanced notice) to check in on the pond/yard maintenance as needed. There are also several water shutoff's located in the back house that the owner will either need you to access during spring and fall, or will ask you to access them to winterize the property, etc.
**Please note: the old photos are the ones with the teal wall. The current wall color is a dark green. The back deck was also fully redone in the summer of 2024.
Located in Sugarhouse, you are close to TRAX lines/ bus stops, with easy car access to the highway to get you to the mountains and less than 15 minutes to the airport.
