Owner pays for water, trash, and pest service. Tenant is responsible for setting up and maintaining electricity service for the entirety of the lease term (SRP). Cable/internet service are not included and can be obtained by the tenant at their discretion (Cox).

Tenant agrees to keep the property clean and to alert the landlord of any maintenance issues in a timely manner. Tenant is responsible for maintaining the everyday issue items such as replacing light bulbs, air filters, and batteries in smoke detectors, fan remotes, and door locks, etc. Owner is responsible for ensuring that the major appliances (Washer/Dryer, Fridge, Oven/Stove, Microwave, and Dishwasher), hot water heater, and HVAC remain functional except in cases where tenant caused issues occur.

This is an HOA property and tenant is responsible for adhering to the HOA rules and addressing any HOA/neighbor complaints in a timely manner. Assessments due to rule violations by the tenant will be charged to the tenant prior to any regular rent dues and may incur an additional service fee.
