All Basic Utilities Included with Rent: Water, Trash, and Electric. Please note that water is on a Well, and this guest home unit has an RO System Installed. Also this home is all electric, there is no gas or gas connections to it.
This home has Mini Split Units, one in the bedroom and one in the living room area for heating and AC, and is on a dedicated Septic, please note any stoppages or clogs will be the tenant’s responsibility during the lease, be careful what goes down all drains.
Spectrum Internet and Wi-Fi is included with rent, and Cable TV can be connected at the tenant's request with an additional monthly cost added to the rent. If any additional services or higher speeds are required, please call your Internet or TV providers ahead of time to make sure they can and will serve this address if interested, it is your responsibility to check on this before applying or signing a lease, Thank you. Or if a request is made for them, additional charges may be incurred by the tenant.
Please note there is no on-site mailbox for this guest home unit; mail will need to be collected via an off-site PO Box or other such means. If occasional mail comes to the main home's mailbox, the owners have affixed a mailbox to the guest home unit, and it will be placed in there, but please understand it is not the responsibility of the owner's to do this and they will not be responsible for any lost or non-collected mail should it come to the main home's address or mailbox on site, and separate off-site mail collection needs to be established by the tenant.
Please note field workers for the Avocado Grove and landscaping visit on Sunday mornings and Wednesday afternoons, and they will, on occasion, be working around the guest home unit.
A Renter’s Insurance Policy will be required on behalf of the tenant/s residing in the home. And owners and/or mgmt will be required to be listed as an additionally noted / insured on the policy.
Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.

Please note your final lease agreement may include additional disclosures and/or addenda as needed and with regards to the home and property.
