Deposit & Lease Terms:
Holding Deposit: Equal to one month’s rent
The holding deposit is conditionally refundable:

If the landlord cancels or decides not to rent, the deposit will be fully refunded within 21 business days.

If the applicant fails to sign the lease or take possession by the agreed date, the deposit may be retained in full or in part as liquidated damages for lost rental time, marketing, and administrative costs.

If the lease is signed as agreed, the holding deposit is credited toward the security deposit.

Lease Term: 15-month lease.

Pets:
Pet deposit $500 and $50/month per pet (maximum 2 pets).

Qualifications:
• Minimum 650 credit score required; applicants below 650 must have a qualified guarantor.
• Income must be at least 2.5x the monthly rent (gross).
• Provide proof of income (last 4 pay stubs, 2 months bank statements, or offer letter).
• Complete online application for credit/background check.
• Provide valid government-issued ID.

At Move-In:
• Proof of renter’s insurance ($100,000 liability minimum).
• Proof of PG&E account setup.
• First month’s rent and deposit due in cashier’s check or money order. (If move-in is on or after the 15th, pro-rated rent plus the next full month are due.)
• A co-signer may be required based on credit or rental history.
