- SPECIAL LEASE PROVISIONS: - Additional Lease Terms: Access to the gated community is managed through a windshield barcode strip, which the tenant is responsible for obtaining and paying for upon move-in. Tenants to inquire directly with HOA and obtain. The barcode strip will be deactivated upon move-out. - NON-WARRANTIED: The following items or personal property are included in the Premises without warranty and Landlord will not maintain, repair or replace them: Doorbell, fireplace. - HOA Pets Rules: No animals, livestock, reptiles, or poultry shall be kept in any Unit, except that one (1) dog not exceeding twenty (20) pounds in weight, or two (2) cats, or fish, and birds may be kept as household pets. Birds may not be kept, even temporarily, in any common area, including balconies. Tenants to confirm directly with HOA. -HOA Move in/out Rules: Tenants shall pay a $25.00 non-refundable move-in/move-out fee and a $250.00 refundable move-in/move-out deposit, subject to the terms and conditions of the HOA.
