RENTAL TERMS AND CONDITIONS:

*$2,900/month plus utilities

*Entire balance for the ski lease will be due upfront.
*Natural Gas and Electricity accounts to be transferred into Tenant's name for the entire lease term and paid directly to the service provider by Tenant.
*$360 a month total for the fixed utilities. This amount a month pays for the water/sewer, community trash, keyless entry and cable/high speed internet service along with any on-time expense (damage plan, booking fee, utility transfer fees). The total amount (based on lease term) for the utilities is due upfront along with the rent.
*$1,000 non-refundable holding fee will be required upfront to secure the house. This fee will be applied to the deposit upon lease signing.
*Security deposit equal to one month's rent + $500 estimated move-out cleaning fee. If the house is left in excellent rental condition at move-out, with no cleaning needed and no damage, the entire deposit shall be refunded within 21 days.

Ski lease tenants also have access to the Kingswood Village sauna and exercise facility throughout the winter. With flexible sleeping arrangements, two full bathrooms, in-home laundry, a wood-burning fireplace, and a convenient location close to Northstar, Twisted Retreat is well suited for families or groups looking to settle into Tahoe for the winter season.

• Parking passes required by HOA. Limit 3 vehicles per unit.
• Street parking prohibited year-round
• Absolutely no smoking inside of the townhome, while out on the decks or anywhere in the community including the parking area. $1,000 HOA fine will be assessed.
• Electronic card key required for use of the community amenities.
• Tennis courts, community pool and kiddie pool are NOT available during the ski lease
