Property Overview

Welcome to Bristol’s Edge, a spacious and well-appointed Kings Beach home featuring a private hot tub, stylish interiors, and room for the whole group. Located in upper Kings Beach and just minutes from Lake Tahoe, this home offers an ideal base for your North Lake Tahoe winter getaway.

With 3 bedrooms, 2.5 bathrooms, and multiple overflow sleeping options, Bristol’s Edge comfortably accommodates up to 12 guests. The main living space boasts vaulted ceilings, two large couches (including a sleeper sofa), a freestanding gas stove, and a streaming-ready TV. The updated kitchen includes granite countertops, stainless steel appliances, and dining for up to 8 (6 at the table + 2 at the island).

Take in the outdoors with two decks—one offering full sun and the other with a dining area, patio heater, and a gas grill. After a day on the slopes, relax in the private hot tub and soak under the stars.

Rental Terms & Conditions

Tenant Pays: Natural gas and electricity ( directly to service provider), Snow removal service (owner arranges; tenant reimburses pro-rated seasonal cost), Pet fee- if applicable (dogs considered with approval)

Security Deposit: Equal to one month’s rent, Balance of ski lease term must be paid in advance

Rental Rates & Terms

5-Month Lease: $4,150/month (Lease cannot start before January 5th 2026 or later)
