All adults (18+) must complete and sign an application and submit a government-issued photo ID, supporting documents, and a $50 non-refundable application fee (cashier’s check or money order only).

Processing typically takes three (3) business days after receipt of a completed application and payment.

1 applicant: 2.2× the monthly rent in verifiable net income

DOCUMENTATION:
Most recent two (2) months of pay stubs
Employment offers must show a start date within 30 days; listed salary will be calculated at 60% for income qualification
Cash reserves may be used if they meet the full income requirement for the entire lease term and have been held for at least six months (cash equivalents only—no retirement accounts unless eligible for penalty-free withdrawal)
CREDIT REQUIREMENTS:
Minimum 661+ VantageScore 3.0 (unless property listing specifies otherwise)
At least two years of established credit in good standing
No prior evictions
Positive references from your two most recent landlords
PETS:
One small cat or dog under 25 lbs may be considered.
