Screening & Acceptance Criteria

Completed applications are considered in the order received. The first applicant who meets the established written screening criteria will be approved for tenancy.

Applicants must have a minimum FICO score of 660 and combined verifiable after-tax household income of at least 2.5 times the monthly rent. All lawful and verifiable sources of income will be considered.

Housing Choice Vouchers and other government rental subsidies are accepted in accordance with California law. Income requirements for applicants receiving a subsidy will be based on the tenant’s portion of the rent. Applicants receiving a government rent subsidy may elect to provide lawful, verifiable evidence of their ability to pay their portion of the rent in lieu of credit history.

All proposed occupants age 18 or older must submit a completed application and satisfy the applicable screening requirements. Income, credit, or permitted alternative financial documentation, identity, and rental history may be verified.

Pets may be considered subject to owner approval and applicable lease terms. Service animals and emotional support animals are not pets and will be handled as reasonable-accommodation requests in accordance with applicable Fair Housing laws.

Application screening fees are charged only when an application is actually considered. If a fee is inadvertently collected for an application that is not considered, it will be refunded within seven (7) days or, at the applicant’s option, applied toward another available property. An itemized receipt will be provided as required by law.

If a screening fee is paid and a consumer credit report is obtained, a copy of the report will be provided to the applicant within seven (7) days of receipt. Any unused portion of the screening fee will be refunded as required by law.

Complete written screening criteria will be provided with the rental application. All applicants will be evaluated consistently and in accordance with applicable federal, state, and local Fair Housing and California rental housing law
