Outside the dwelling, the pet must be restrained on a leash, but not tethered or left unattended.</li><li><strong>Local Ordinances</strong>: Tenant(s) agree to comply with all applicable local laws and ordinances, including licensing, vaccinations, leash laws, and noise control.</li><li><strong>Unattended Pets</strong>: Pets may not be left alone for unreasonable periods of time.</li><li><strong>Waste Disposal</strong>: Tenant(s) must clean up and properly dispose of pet waste immediately, including in yards and common areas.</li><li><strong>Feeding Outside</strong>: No food or water may be left outside where it may attract stray animals or pests.</li><li><strong>Behavior</strong>: Pet must not create a nuisance, become aggressive, or disturb neighbors. Tenant(s) must address complaints promptly.</li><li><strong>Identification</strong>: Pet must wear an ID tag with the owner's contact information at all times while on the premises.</li><li><strong>Breeding</strong>: Pet may not be used for breeding. Any offspring must be placed within eight (8) weeks of birth.</li><li><strong>Pet Deposit</strong>: Tenant(s) shall pay an additional <strong>$1,000.00</strong> as part of the security/cleaning deposit. This deposit may be used for pet-related damage, cleaning, pest treatment, or delinquent rent. Any remaining balance will be returned in accordance with California Civil Code §1950.5, no later than <strong>21 days</strong> after the pet is permanently removed or tenancy ends.</li><li><strong>Pest Infestation</strong>: Tenant(s) agree to pay for pest control services required as a result of the presence of their pet.</li><li><strong>Photograph &amp; Approval</strong>: Tenant(s) shall provide a recent photo of the pet prior to occupancy. No substitutions or additional animals are permitted without written permission.</li><li><strong>Revocation of Permission</strong>: Owner reserves the right to revoke this agreement if any term is violated. Tenant(s) shall remove the pet within <strong>three (3) days</strong> of receiving written notice from Owner or Manager.</li><li><strong>Unauthorized Animals</strong>: Any unapproved animals found on the premises will be considered strays and may be removed as permitted by law.</li><li><strong>Renter's Insurance</strong>: Tenant(s) agree to maintain renter’s insurance that includes liability coverage for pet-related incidents and shall provide proof upon request.</li><li><strong>Indemnification</strong>: Tenant(s) agree to indemnify and hold harmless the Owner and Property Manager from any claims, damage, or liability related to the pet, including injury to persons or property.</li><li><strong>Health &amp; Vaccination Records</strong>: Tenant(s) shall provide proof of up-to-date vaccinations and veterinary records upon request.</li><li><strong>Right of Entry for Inspection</strong>: With proper notice, Owner or Property Manager may enter the premises to inspect for pet-related damage or health concerns.</li><li><strong>Move-Out Cleaning</strong>: Tenant(s) agree to have all carpets and fabric-covered surfaces professionally cleaned upon move-out and shall provide a cleaning receipt if requested.</li></ol></li></ol><p></p>
