Unfurnished, detached, renovated, legally permitted studio in Swan Canyon, San Diego 92105. Owner on site. Shared laundry.

LEASE TERMS:

- 12 month lease. 1st month's rent and deposit required for move-in. 2nd month rent will be prorated. Co-signer accepted with additional $ credit and background check. Smoking is prohibited in the unit.

- Rent: $1,350 (utilities included: electricity, water, sewer, trash/recycling). Security Deposit: $1,250

- Minimum credit score of 650 preferred. Co-signer allowed.

- 2.5 times rent in gross monthly (pre-tax) income

- Application Fee: Non-refundable $45 for credit check, background screening and reference check per adult

- Once approved, Tenant is required to get renter’s insurance coverage of $100,000 in personal liability with Owner listed as additionally insured
