JACUZZI USE AND LIABILITY

- Maintenance & Wear: The Landlord provides and pays for standard monthly maintenance. The Tenant is not responsible for normal wear and tear or aging mechanical breakdowns.

- Tenant Liability: The Tenant is fully responsible for the cost of any repairs, service calls, or damage caused by misuse, neglect, abuse, or failure to follow rules by the Tenant or their guests (e.g., adding soaps/chemicals, running pumps with low water, or damaging the cover).

- Duty to Report: The Tenant must immediately report any leaks or equipment malfunctions. Failure to report issues that lead to worsened damage will be treated as negligence.


- RENTER'S INSURANCE: Tenant must carry renter's insurance w/ minimum $100K liability
