Tenants are responsible for their Gas/Electric charges with Xcel Energy and the internet/cable of their choosing and a reimbursement of $65 for water, sewer and trash. Elm Avenue Apartments is pet friendly but doesn't allow smoking on the property.

Leases are offered through 7/15/2026. All adult residents must complete an application and be party to the lease. Applicants may not have evictions or money judgements. Landlord will verify income, rental references, criminal background and all information provided on the application for accuracy. Gross (before tax) household income must exceed two-times (2x) the monthly rent to qualify. 2 years verifiable rental history (or co-signer) required.

All households to register animals (or declare no animals) with OurPetPolicy prior to lease signing.

The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38 12 902 (2.5), Colorado Revised Statues; and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee, or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
