The Small Print:

There is a $40 per person rental office application fee and a $100 rental office application processing fee if approved. This property has a 2 part approval process.  The owner/mgmt company approves the tenants to lease the property and this includes a background and credit check, proof of income, etc.  Secondly this property is located in a restricted HOA and all tenants (not children) must be approved by the HOA prior to commencement of a lease.  It is the tenants sole responsibility to hand in any and all applicable HOA paperwork to the HOA and to give evidence of approval.  Please allow a minimum of 21 days to process the HOA paperwork.  The HOA has a $100 per applicant fee.
