MINIMUM REQUIREMENTS: Applicants must make a minimum 2.5x the monthly rent amount in gross income. Certain felony convictions in the past two years are prohibited. Applicants with prior eviction or rental damage history need not apply. Please see the application for more details.

CONDITIONAL APPROVAL: Applicants with income under 3x the monthly rent, a credit score below 600, unresolved collection accounts, or that are lacking 2 years of good rental history may be approved but will be assessed at $75/m risk mitigation fee. Please see the application for more details.

PETS: Pets are prohibited per HOA requirements.

HOA TERMS: One occupant must be 55 years of age or older. No occupants under the age of 18 allowed for mire than 60 days. No motorcycles, boats or commercial properties allowed to be parked on the premises. The HOA must approve all residents and charges a $100 application fee and takes 20 days to process the application prior to move-in.

INCLUDED: Water and trash is included. Electricity is the tenant's responsibility. A washer and dryer is present and included. The TV in the living room can be included or removed. Clubhouse and pool access is included.

PARKING: One parking space is available for long-term parking. Guests may use the 4 guest spaces when available.

RESIDENT BENEFIT PACKAGE: This property is professionally managed by Providence Property Management. All PPM residents are enrolled in a Resident Benefits Package for $60/month that will be due monthly with your rent. This cost covers the cost of the needed renters insurance, air filters delivered to your door, an on-demand pest control subscription, just to name a few items.
