RENTER QUALIFICATIONS: Applicants must have a minimum verifiable gross income of at least 2.5x the monthly rent amount, including any additional monthly charges such as pet fees. Each applicant should have at least two years of verifiable rental or mortgage history in good standing. The average credit score of all applicants must exceed 599, and there must be no unresolved collection accounts. Certain felony convictions within the past two years are prohibited, specifically those related to violence, firearms, sexual offenses, or drug manufacturing/distribution. HOA TERMS: 55+ age-restricted community (at least one occupant must be 55 years of age or older; all occupants must comply with community age requirements).
