TENANT BENEFIT PACKAGE
The required $35 monthly package includes recurring ACH rent payments with no credit/debit fees, alternate payment options, 24/7 online maintenance reporting, credit-bureau rental reporting, fast rental verifications, rental-assistance documentation, utility concierge service, and mortgage financing/home-buying assistance.

TO SCHEDULE A TOUR
All applicants must tour the interior before next steps are discussed. Identity must be verified before an appointment can be confirmed using a credit/debit card and/or valid state ID. Prepaid cards are not accepted. There is no identity-verification fee; we access only your name, address, and phone number.

RENTAL QUALIFICATIONS
• Total household income must be at least three times the rent. Minimum gross household income: $5,625 per month or $67,500 per year. EIDL/PPP loans, student-loan refunds, unemployment, and workers’ compensation do not count as qualifying income
• No evictions
• No bankruptcy
• Good rental history required
• No pets
• No interior smoking
• No housing vouchers
• No Airbnb or subleasing
• Square footage and other features may be approximate

MOVE-IN COSTS
• Security deposit: $1,875, due at move-in
• Hold fee: up to $1,875, applied to the first full month’s rent
• Administrative fee: $250, non-refundable and paid one time
• Application fee: $55 per adult applicant, non-refundable
• Tenant Benefit Package: $35/month
If the move-in date is after the 20th, prorated rent for the following month will also be required with the move-in funds. Move-ins are not completed on weekends or holidays.

HOLD FEE POLICY
Upon application approval, the hold fee plus the $250 non-refundable administrative fee is due within one business day. This removes the home from the market and holds it until the move-in date. Applications will continue to be considered until all required funds are received.

If an approved tenant does not sign the lease or take possession, the hold fee is non-refundable and will be paid to the Broker as compensation for marketing, screening, administrative work, and removing the property from the market.

APPLICATION PROCESS
Every occupant age 18 or older must apply. The $55 non-refundable application fee includes $40 for background screening and $15 for income verification.
