• Deposit: $925.00 (may increase up to $1,850.00 depending on application)
• Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for a move-in day/lease start date that is within 2 weeks from the date the application(s) is/are placed.
• Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only.

Requirements to Qualify:
• Credit score: 610 or higher (based on Experian)
• Minimum combined monthly income of $3,237.50+
• Background check: Clean criminal history required
• Rental History and Payments: No unpaid rent, fees, mortgages, or utility bills.
• NO EVICTIONS IN THE LAST 5 YEARS
• NO RENTAL ASSISTANCE OF ANY FORM WILL BE ACCEPTED - THIS INCLUDES HOUSING VOUCHERS
• Utilities: Tenants are responsible for all utilities. This includes: water (Columbia County Utilities) and electric (GA Power)

Additional Requirements if approved:
• Insurance: Renters insurance + Liability to Landlord insurance required. If tenants do not supply their own renter's insurance with liability to landlord insurance included, they will be charged $15/month for Liability to Landlord Insurance only.
• Admin fee: $120.00, which is due with first month’s rent and fees.

Additional Information:
• We are now happy to announce that pets are now accepted on a case-by-case basis! The will be an additional up front $300 non refundable pet fee per pet and $30 per month, per pet, for pet rent. Up to 2 pets may be approved. Shot records required. Absolutely no aggressive breeds will be accepted.
• No washer/dryer hookups are in the units, however, an on-site laundry mat is available for tenant use.
