IMPORTANT CREDIT REQUIREMENT: Minimum 670 credit score for each non-dependent adult applicant. Qualification is based on the TransUnion score provided through Avail—not scores displayed by Credit Karma or other consumer credit apps. Scores can differ significantly. The $55 screening fee is non-refundable, so please consider this requirement before applying.

- Electric and gas utilities not included. All utilities must be transferred into tenant's name prior to move-in.
- Pets allowed with increased deposit ($300 per pet), limit 2. Dog breeds cannot be on aggressive breed lists.
- No smoking.
- No co-signors please, and applicant must be occupant.
- Must show proof of ongoing, stable, total monthly income at least three times the monthly rent ($6,600 for this property) with healthy debt to income ratio.
- Applicants must provide good references from last two landlords. Applicants must not have prior evictions, and must pass a background check.
- Applicants must agree to adhere to the community CC&Rs as well as the Rental Agreement rules and regulations (copies will be provided prior to formal application, upon request).
- One-year lease required.
- Must provide proof of renter's insurance with minimum $100,000 coverage prior to move-in, listing Black Cat Property Management as additional insured.
- All tenants must complete and annually maintain a pet, no-pet, service animal, or support animal profile through PetScreening. ($25/year for pet profiles)
