Minimum Qualification Standards

Please read the following minimum qualification standards. Your application may be rejected if you do not meet the following minimum qualification standards:

1. Applicants must have current photo identification and a valid social security number, ITIN, EIN, or green card number.
2. Applicants’ monthly household income must exceed a minimum of 3 times the monthly rent. OR have current bank balances that can support the majority of the lease period OR have a co-signing applicant who can meet the minimum qualification standards.
3. All income must be from verifiable sources of income from unverifiable sources will not be considered.
4. Applicants must receive positive references from all previous landlords.
5. Applicants may not have any evictions or unpaid judgments from previous landlords.
6. Applicants must exhibit a responsible financial standing. Credit Score must be a minimum of 600 (where credit history is available).
7. A background check will be conducted on all applicants over the age of 18. An applicant's background must exhibit a pattern of responsibility.
8. Occupancy is limited to 2 persons per bedroom. For single occupancy room rentals, occupancy is limited to 1 person.

Tenancy will be granted to the most qualified applicants based on these minimum qualification standards. At Provenio Management's discretion, compensating factors such as an additional security deposit or co-signor may be required for qualification if the applicant does not meet all of the minimum qualification standards.  Please note that application fees are non-refundable.
