🏡 Rental Application & Screening Information:

Application Fee
The application fee is $40 per person for everyone 18 years or older who will live in the home.
Application fees are nonrefundable.
We require at least 48 hours to prepare the home, allowing you sufficient time to update your address, transfer utilities, and prepare for your move.
If, at any point during the application process, we determine that the application is not a good fit for you or for us, we reserve the right to cancel your application. In that case, your application deposit will be returned. (We call this our “Happy Clause.”)

👨‍👩‍👧 Occupancy Guidelines

1-bedroom: up to 2 people

2-bedroom: up to 3 people

4-bedroom: up to 5 people

If more people are living in the home, there’s an additional $100 per person.
If one applicant in a group is denied, the whole application will be denied.

🏘️ Housing Vouchers
We gladly accept housing voucher applicants. You’ll still need to submit an application and be approved.
Please provide the following items:

Copy of your utility bill

Copy of your current lease

Copy of your payment ledger

Copy of your most recent annual inspection report


✅ Approval Process

Applications are reviewed based on the following:

Identification

Rental or residency history (At least one year of rental history and no evictions)

Credit and income verification (Earn 3x the rent)

All information must be verified.

🚫 Automatic Denials
Applications will be denied for:

Being listed on any state sex offender registry

Any past evictions

False or misleading information, such as:

Incorrect landlord names

False addresses (current or previous)

Fake pay stubs or income information
