Application Process:
To apply, visit our Availability Page, select your desired floor plan, and click on "Apply Now." Please note that each applicant over 18 and any co-signers must submit their own application within the same timeframe. A $50 application fee applies per applicant.
Qualifying Criteria:
• Minimum credit score of 650
• Income equal to 2.5 times the rent amount
• Positive rental history
• Background check
If a co-signer is required, they must be a family member and apply within 24 hours of the initial decision.
Security Deposit:
A security deposit of $800 for studios and 1-bedroom units, or $900 for 2-bedroom units, is required upon approval. An additional deposit may be necessary if credit exceptions are approved or if a co-signer is needed.
Lease Terms:
We offer flexible lease terms with end dates on the 31st of March, April, May, June, July, or August. Please note that we do not offer winter lease end dates or month-to-month leases. A minimum of two full months' notice is required to renew or vacate before the current lease end date.
Utilities:
• Residents are responsible for 100% of the electric bill through Xcel Energy.
• Residents pay 95% of water, gas (heat), and trash through RealPage (RUBS Program Billing), averaging $50–$125/month per apartment.
