Deposit: $2,885.00 due prior to move-in. First half of the security deposit ($1,442.50) is due at time of lease signing, final half ($1,442.50) due at move-in. Income requirements are combined household gross monthly income greater than 2.5 times the rent ($7,212.50) or full-time student status. Proof of income or student status required.

Rental Application: No application fee. Each prospective tenant is required to complete an online rental application. We only accept applications electronically through TenantCloud. Please ask for a link to apply. Applicants must sign up for a free TenantCloud account to apply. 

Background Check: Prospective tenants are required to complete a tenant background check ($45 per applicant) which includes: National Criminal Search, Instant State Data, National Sex Offender Data, OFAC/Most Wanted Searches, SSN Verification/Address History, Bankruptcies Search, Full Credit Report with Resident Score, National Eviction Search

Credit Score Requirements: Credit check is required.

Application Process: Applications are first come, first serve upon application and background/credit check approval. Once approved, a lease signing is required within 72 hours and the first half of the security deposit must be paid to hold the unit until move-in day. The lease signing and payment is done electronically.

Rental payments accepted: Check, Zelle, Venmo or through TenantCloud via Stripe (additional third-party fee)  

Additional Fees: 

Late rent payment: $200.00

Lost key fee: $25.00 per key

Returned or bounced check payment: $20.00 

Smoke Detector/Carbon Monoxide Alarm: $50.00 (Any smoke detectors or carbon monoxide detectors found without batteries, or off the wall will be fined $50 per occurrence.
