Tenant agrees to the following routine maintenance:
- Water Softener: Keep it filled to a minimum of 25% full at all times. Leave the unit “on” at all times. The unit can be damaged if it runs empty.
- Furnace: Change the furnace filter every 6 months. It must be replaced with the same size filter. Using any other type of filter could result in the furnace failing.
- Humidifier: Move the switch from “winter” to “summer” twice yearly. Switch it to “winter” on or about October 15 and install a new filter at that time. Switch it to “summer” on or about April 15. Leave the humidity percent at 30% all year, unless there is condensation found on windows. If so, the percent can be lowered. (The filter needs to replaced only once yearly.) Information about the filters has been taped on to the respective units.
- Landlord will provide a rent credit for the purchase of furnace filters, humidifier filters, and water softener pellets if tenant provides receipts to landlord immediately after purchase.
