<p>Pet deposit is refundable. Up to 2 pets (cats or small breed dogs) are covered under monthly rent. Additional pets up to 4 can be included at $45 per pet monthly. Below is a list includes examples of pet-related damages that would make the deposit non-refundable. This is for illustrative purposes and is not intended to be a comprehensive list.</p><p></p><p>Structural & Surface Damage</p><ul><li>Scratched floors (hardwood, LVT, tile, or carpet) showing gouges, scuffs, or deep claw marks.</li><li>Chewed trim, baseboards, or doors, especially around door frames, window sills, or stair spindles.</li><li>Damaged drywall or plaster from scratching, chewing, or urine absorption.</li><li>Stained or torn carpet, including odor saturation, pet hair embedded beyond standard cleaning, or subfloor damage from urine.</li><li>Floor buckling or delamination caused by repeated moisture exposure (urine, spilled water, etc.).</li></ul><p>Fixtures, Furnishings, and Appliances</p><ul><li>Destroyed blinds or window treatments from climbing, chewing, or clawing.</li><li>Torn screens or damaged window seals caused by scratching or pushing.</li><li>Gnawed cords or cables (electrical or appliance) creating a safety hazard.</li><li>Damaged HVAC vents or returns, including bent grilles, nesting materials, or fur buildup requiring professional cleaning.</li><li>Chewed or frayed cabinetry edges in kitchens or bathrooms.</li><li>Damaged door thresholds caused by pet traffic or scratching.</li></ul><p>Odor, Stains, and Sanitation</p><ul><li>Persistent pet odor requiring professional deodorizing or ozone treatment beyond a standard cleaning.</li><li>Urine or fecal stains on flooring, baseboards, or walls.</li><li>Lingering litter box odors or absorbed ammonia scent in confined areas.</li><li>Flea or tick infestation requiring pest control services.</li><li>Pet hair accumulation in HVAC systems or behind appliances requiring removal.</li><li>Pet waste left uncollected outdoors, causing lawn or landscaping damage.</li></ul><p>Exterior and Common Areas</p><ul><li>Scratches on exterior doors or siding from pets attempting to enter or exit.</li><li>Dug holes or damaged landscaping, including urine burn on grass or plants.</li><li>Torn or damaged screens on patios or porches, especially screened-in areas.</li><li>Damage to shared or common spaces in multi-unit properties.</li></ul><p>Behavior-Related and Safety Issues</p><ul><li>Documented noise complaints leading to verified citations or HOA fines.</li><li>Bite incidents resulting in property damage or cleanup costs.</li><li>Excessive marking or territory damage beyond normal pet behavior.</li></ul><p>Cleaning and Restoration Costs (Beyond Normal Turnover)</p><ul><li>Professional carpet or upholstery cleaning due to pet odor or staining.</li><li>Ozone or enzyme treatments for deep odor removal.</li><li>Repainting walls to neutralize pet-related staining or odor.</li><li>Replacement of flooring, trim, or subfloor due to contamination.</li><li>Professional pest or sanitation service required for fleas, ticks, or waste contamination.</li></ul>
