Residential Pet PolicyThis Pet Policy is an addendum to the Residential Lease Agreement and applies to all tenants who wish to keep pets on the premises.1. Permission to Keep PetsNo pets are allowed without written approval from the landlord.Only the pets listed and approved in this policy may reside at the property.2. Age: Pets must be at least 1 year old, house-trained, and current on all vaccinations.3. Tenant ResponsibilitiesKeep pets under control and supervise them at all times.Clean up all waste immediately from the yard and dispose of it properly.Prevent pets from causing damage to the property, including scratching doors, chewing, digging, or staining carpet.Prevent excessive barking or noise that could disturb neighbors.Maintain flea and tick prevention.6. RestrictionsNo aggressive breeds or animals with a history of biting or violent behavior. Common restricted breeds include (but are not limited to): Pit Bull Terrier, Rottweiler, Doberman Pinscher, German Shepherd (optional), Chow, Akita, Husky, Wolf hybrid.No exotic animals, reptiles, rodents, or farm animals.7. Outdoor RulesPets may not be left outdoors unattended.Pets must be on a leash when outside the home unless in a fenced yard.Tenant must prevent pets from damaging landscaping or digging holes.8. Indoor RulesPets must not urinate or defecate inside the home.Pets are not allowed on countertops or allowed to scratch walls, trim, or floors.Tenant must maintain a clean, odor-free home.9. LiabilityTenant is fully responsible for all pet-related damage, including carpet replacement, deodorization, lawn repair, scratched doors, and any structural damage.Tenant is responsible for injuries caused by their pet to neighbors, guests, or service providers.Tenant must carry rental insurance with pet liability coverage.10. ViolationsAny violation of this Pet Policy may result in:Pet removal from the propertyAdditional fees or deductions from the security depositLease termination or eviction if issues are severe or repeated11. Service AnimalsService animals and emotional support animals are not considered pets. Proper documentation is required, and all behavior/cleanliness standards still apply.
