<p><strong>Tenant shall not keep any pets on the Property without the prior written consent of the Landlord</strong>. If Landlord grants permission to Tenant to keep pets (Only one dog or cat, 20 pounds or less can be allowed) an additional refundable security deposit of $500.00 will be required per dog or cat by the Landlord to keep in trust for potential damage to the Property caused by Tenant's pets. The pet deposit is required to be paid at signing of the lease agreement before any pet is added to the lease agreement. The pet deposit is a refundable deposit and will not be used toward any pet control or clean-up to the residence. The Tenant’s Security Deposit will be charged for any pet damages and clean up done to the residence.</p><p>The Tenant acknowledges that no dangerous breeds will be permitted. If the Landlord has a complaint of any such dog or notice the dog the Tenant will be given written notice to remove any such dog from the premises. If the Tenant refuses to do so within the time frame of the given notice, the Landlord has the right to cancel the lease agreement for default.</p><p>The Landlord and Maintenance personnel reserves the right to defend themselves from any type of pet/animal and is not held responsible for the consequences of that defense if resulting in injury or death of the pet or animal. If Landlord and Maintenance has to remove any unauthorized animal/pets and call or deliver it to the appropriate local authorities the Tenant will be charged for the Landlords cost to remove the animal/pet. Tenant will be responsible for any repairs or damage to the property caused by the unauthorized animal/pets, such as to clean and deodorize the property for fleas and other insects. Tenant must take all reasonable action to insure that any pet does not violate the rights of any other persons.</p><p>Tenants must keep pets on a leash when outside, and ensure they are under control to prevent them from disturbing other residents or causing damage.</p><p>Tenants are responsible for cleaning up after their pets in all areas, including inside the unit and common areas, and for preventing infestations like fleas.</p><p>Tenants must prevent excessive noise from their pets that could disturb neighbors.</p><p>Tenants are responsible for the well-being of their pets, including proper feeding, grooming, and veterinary care.</p><p>Tenants are responsible for any damage caused by their pets to the Property, Biltmore Park neighbors or common areas.</p><p>Tenants must report any incidents involving their pets, such as bites or injuries, to the Landlord.</p><p>Tenants must keep pets up-to-date on vaccinations and local licensing requirements.</p><p>The Tenant is not to have any pets tied to any trees or shrubbery on the Premises.</p><p>The Landlord does not allow any type of mammals, reptile, birds, fish, rodent, or insects. Tenants are not to have any goats, hogs, chickens, sheep, horses or cows on . If the Landlord and/or its agents are bitten or kicked by any of Tenants pets/animals we will seek damages for any injury that we may obtain, including hospital cost. The Landlord reserves the right to refuse any pets at any time. If the Tenant places any unapproved pet/animals on the Property, the Tenant’s lease agreement will become null and void. We reserve the right to call animal control to have any animal or pet removed from the premises without notice.</p><p>Tenant agrees that pets necessarily cause damage to the Property. Residents agree to pay immediately for any damage, loss, or expense caused by the pet..
