PET POLICYTo maintain the condition, cleanliness, and safety of the property, the following pet policy applies:1. Approval Required  All pets must receive prior written approval from Landlord before being brought onto the property. Unauthorized pets are prohibited.2. Permitted Pets  A maximum of one (1) domestic pet is permitted unless otherwise approved in writing by Landlord.3. Pet Fees  • Refundable Pet Deposit: $400 per approved pet  • Monthly Pet Rent: $35 per approved pet  Tenant remains responsible for all damages caused by the pet beyond ordinary wear and tear.4. Tenant Responsibilities  Tenant agrees to:• Maintain control of the pet at all times  • Clean up pet waste immediately  • Prevent excessive noise or disturbances  • Prevent damage to floors, doors, walls, landscaping, and common areas  • Ensure pets do not create odors, safety concerns, or nuisance conditions5. Property Damage  Any damage caused by the pet, including stains, odors, scratches, landscaping damage, flea treatment, or excessive cleaning requirements, shall be the responsibility of the Tenant and may be deducted from the security deposit or separately billed.6. Restricted Animals  Animals with a history of aggression, dangerous behavior, or animals prohibited by applicable law or insurance restrictions may not be permitted.7. Violation of Policy  Violation of this policy may constitute a lease violation and may require removal of the pet.8. Assistance Animals  Legally protected assistance animals, including service animals and qualifying support animals where required by law, are not considered pets under this policy and are addressed in accordance with applicable federal, state, and local laws.
