Application Requirements:
Gross monthly income equal to 3× the monthly rent
Credit screening required (screening guidelines apply)
Financial and criminal background screening required
No prior evictions within established screening guidelines
Two (2) months of bank statements (no screenshots)
Two (2) months of pay stubs (no screenshots)
Six (6) months of verifiable income history

Utilities:
Tenant is responsible for gas & electric
Tenant is responsible for a $25 water/sewer fee per month

Security Deposit & Required Protection:
The reduced security deposit described below is a benefit associated with enrollment in the required protection program and does not waive or eliminate security-deposit requirements under New Jersey law.
All approved residents are required to enroll in the Landlord Protection program at a rate of $50 per month as a condition of tenancy.
Enrollment in this program allows residents to qualify for a reduced security deposit of $500, in lieu of a higher standard security deposit.
Voucher or assisted residents may be excluded from the Landlord Protection program due to third-party insurance eligibility requirements. When enrollment is not permitted by the program provider, the standard security deposit will apply, in accordance with New Jersey law and applicable program rules.
