Ohio Residential Pet PolicyPet Approval Required:All pets must be approved in writing by the landlord before entering the property. Unauthorized pets are a lease violation under Ohio Revised Code §5321.Allowed Pets:Domestic dogs  only.Maximum of 1–2 pets, subject to landlord approval.Pets must be non-aggressive and not listed as dangerous under Ohio law.Fees & Deposits:Non-refundable pet fee: $250 per petMonthly pet rent: $25 per petTenant is responsible for all pet-related damages, including carpet, flooring, doors, lawn, and odors. Damages may be deducted from the security deposit per Ohio law.Tenant Responsibilities:Pets must not disturb neighbors (noise, odor, biting, scratching, or aggressive behavior)Pets must be leashed when outside the unit.Tenant must immediately remove and properly dispose of pet waste.Tenant must comply with all local city and county animal ordinances, including licensing and vaccination requirements.Restricted Breeds (Ohio Law Compliance)The following breeds are restricted due to insurance and safety concerns:Pit Bull-type breedsRottweilerGerman ShepherdDoberman PinscherAny dog legally classified as “dangerous” or “vicious” under Ohio Revised Code §955.Revocation of Permission:The landlord may revoke pet permission if the pet becomes a nuisance, displays aggressive behavior, or causes repeated violations or damages.Service & Support Animals:Service animals and verified emotional support animals are not considered pets and are exempt from pet fees, per federal Fair Housing Act guidelines. Documentation may be required for support animals.
