<p><strong>Ohio Residential Pet Policy</strong></p><p></p><p><strong>Pet Approval Required:</strong></p><p>All pets must be approved <strong>in writing</strong> by the landlord before entering the property. Unauthorized pets are a lease violation under Ohio Revised Code §5321.</p><p></p><p><strong>Allowed Pets:</strong></p><p></p><ul><li>Domestic dogs &nbsp;only.</li><li>Maximum of <strong>1–2 pets</strong>, subject to landlord approval.</li><li>Pets must be non-aggressive and not listed as dangerous under Ohio law.</li></ul><p></p><p><strong>Fees & Deposits:</strong></p><p></p><ul><li><strong>Non-refundable pet fee:</strong> $250 per pet</li><li><strong>Monthly pet rent:</strong> $25 per pet</li><li>Tenant is responsible for <strong>all pet-related damages</strong>, including carpet, flooring, doors, lawn, and odors. Damages may be deducted from the security deposit per Ohio law.</li></ul><p></p><p><strong>Tenant Responsibilities:</strong></p><p></p><ul><li>Pets must not disturb neighbors (noise, odor, biting, scratching, or aggressive behavior)</li><li>Pets must be leashed when outside the unit.</li><li>Tenant must immediately remove and properly dispose of pet waste.</li><li>Tenant must comply with all <strong>local city and county animal ordinances</strong>, including licensing and vaccination requirements.</li></ul><p></p><p><strong>Restricted Breeds (Ohio Law Compliance)</strong></p><p>The following breeds are restricted due to insurance and safety concerns:</p><p></p><ul><li>Pit Bull-type breeds</li><li>Rottweiler</li><li>German Shepherd</li><li>Doberman Pinscher</li><li>Any dog legally classified as “dangerous” or “vicious” under Ohio Revised Code §955.</li></ul><p></p><p><strong>Revocation of Permission:</strong></p><p>The landlord may revoke pet permission if the pet becomes a nuisance, displays aggressive behavior, or causes repeated violations or damages.</p><p></p><p><strong>Service & Support Animals:</strong></p><p>Service animals and verified emotional support animals are <strong>not considered pets</strong> and are exempt from pet fees, per federal Fair Housing Act guidelines. Documentation may be required for support animals.</p><p></p>
