<p><strong>Pet Deposit & Pet Policy</strong></p><ol><li><strong>Pet Deposit.</strong> If Tenant requests approval for a pet in the Premises, Tenant shall pay a one-time, refundable <em>pet deposit</em> of <strong>$250.00</strong>, due at the time of pet approval and before the pet’s occupancy of the Premises. No separate non-refundable pet fee will be required.</li><li><strong>Purpose of Deposit.</strong> This deposit is collected to allow the Landlord to cover any costs associated with pet-related damage (beyond normal wear and tear), such as: damaged flooring or walls, holes or chewing, pet stains, excessive hair or dander, required extra cleaning or odor remediation, or repairs directly resulting from the presence of the pet.</li><li><strong>Refund of Deposit.</strong> At the end of the tenancy (or the removal of the pet, if earlier) and after Tenant surrenders possession, Landlord will inspect the Premises. Provided Tenant has complied with all lease obligations (including the pet rules below) and no pet-related damage (beyond normal wear and tear) exists, the full pet deposit will be refunded to Tenant in accordance with the provisions governing the regular security deposit. If deductions are necessary due to pet-related damage, the deposit will be applied toward such costs, and any remaining balance returned.</li><li><strong>Lease Terms & Pet Rules.</strong> By approving a pet under this policy, Tenant agrees to abide by any additional pet rules provided by Landlord (including but not limited to: control of pet, cleaning of pet waste, quiet hours, leashing rules, and prevention of damage). Failure to comply may result in enforcement of lease remedies, including but not limited to retention of the pet deposit and/or termination of pet privileges.</li><li><strong>Legal Compliance & State Law.</strong> Landlord shall hold the pet deposit and any security deposit in escrow in accordance with Oklahoma Statutes Title 41 § 41‑115. The pet deposit is treated as part of the security deposit (for pet-specific risk), and all statutory requirements for the handling, return, and accounting of security deposits apply.<ul><li>Per Oklahoma law, the deposit must be held in a federally insured financial institution located in Oklahoma.</li><li>Upon termination of tenancy, Landlord must return any remaining deposit (after lawful deductions) <strong>within 45 days</strong> after receipt of Tenant’s written request and surrender of possession. </li><li>If Tenant fails to make a written demand for the deposit within <strong>six (6) months</strong> after termination of tenancy and surrender of possession, Tenant’s right to claim the deposit terminates. </li></ul></li><li><strong>Service Animals & Assistance Animals.</strong> Tenant understands that this pet deposit policy does not apply to bona fide service animals or assistance animals, where the tenant is entitled to a reasonable accommodation under federal or state fair housing laws. Tenant must notify Landlord in advance and provide appropriate documentation if seeking such accommodation.</li><li><strong>No Other Pet Fee.</strong> Tenant acknowledges that no other non-refundable pet fee will be charged; only the refundable pet deposit as described above is due.</li><li><strong>Additional Remedies for Damage.</strong> If the cost of pet-related damage exceeds the pet deposit amount, Landlord reserves the right to seek additional compensation from Tenant for repair costs, including any deductibles, labor, and lost rental revenues, subject to applicable laws.</li></ol><p></p>
