PETS: First and Smallest FIXED pet is included in rent.

RENTER'S INSURNACE: Must obtain renter's insurance ($10-$15/mn) or rent can be increased and it can be $10 per month and it can be provided by landlord and included in rent. Depending upon income, this requirement may be waived..

TERMS: One Year Lease.

SCREENING: Credit and criminal background check mandatory. We consider income (3X rent in income ($2340/mn)), satisfactory background check (criminal, media, character, rental, debt ratio, credit score, etc). Must provide photo ID, proof of income, valid social security card and other supporting documentation of ability to pay rent and/or manage debt, including bank stattements. Applications are considered in the order they are received, with complete applications recieving priority.

DEPOSIT: $1560 if fully qualified, otherwise more due to increased risk. We do NOT take payments.

PAYING RENT: Rent is pro-rated first month. MUST have a bank account. We DO ACCEPT SECTION 8.

All communication will occur via EMAIL, so please check it regularly. If you need assitance with uploading documents, give us a call. If I don't get to your credit/background report your application fee will be refunded.

VIEWING PROPERTY: 7am-8pm most days. Call 541-680-9571 for the address to pick up key.. Meet in Green area of Roseburg to get key, leaving your driver's lic or a passport as a deposit. Return key and get your id back.
