-Verifiable monthly income of at least 3X the rent. Unverifiable income will not be considered.
-A credit score of 650+ is needed. If you credit score is between 649-550, you may still be considered with a fist, last, and security deposit paid upfront.
-Nothing in collections/past due.
-If a co-signer is applying, they MUST have a fully clean credit history and a score of at least 700.
-No prior evictions.
-No criminal record is preferred, but depending on the offense might be considered.
-We run a credit, criminal, and eviction check for each applicant or co-applicant (anyone 18+ planning to live at the property must submit an application)
-The application fee is NON-REFUNDABLE, so please call or email BEFORE applying.
-Submitting an application does not render automatic approval.
-Applications are reviewed in the order they were received following the FHA Guidelines
