RENT AND SECURITY DEPOSIT:
Rent is $1,995 per month for a 12-month lease, other lease term options may be available for an additional monthly premium. Tenant is responsible for all utilities (water/sewer, electricity, gas, trash/recycling services, and landscaping). The Security Deposit is only $1,995.00 for well-qualified applicants that meet our minimum requirements, however, a security deposit may increase to up to 2x the rent (i.e. 2x$1,995.00=$3,990.00).
PETS:
Pets are welcome on a case-by-case basis! Pets will be considered with prior approval. Pet fee/Pet rent required if approved by the owners.
SMOKING:
To keep the property safe and clean for everyone, no form of smoking or vaping are allowed in or on the premises.
PAYMENT ASSISTANCE:
Please note, this property is not eligible for Section 8 or other housing vouchers and/or payment assistance at this time.
APPLICATION REQUIREMENTS:
All adults 18 and older must apply individually and there is a $85 non-refundable application fee per application. We are looking for a minimum credit score of 610, clean rental history (no recent evictions or unpaid rent/fees), and verifiable household income of at least 3.5× the rent (approximately $7,000/month combined). We will conduct standard background and employment verification on applicants as well.
APPLICATION PROCESSING INFORMATION:
We strive to process applications within 1-3 business days, however, this may vary based on if all required information is included in the application and how long it takes to verify rental history, background checks, credit checks, income verification, etc. Once approved, you’ll need to pay the security deposit and sign the lease within 48 hours, so we can secure the home for you and remove it from the market.
MOVE-IN COSTS:
Besides the security deposit and first month’s rent/fees, there is a one-time $120 administrative new tenant admin fee that is due with first month's rent and fees. Renters insurance (including liability to landlord insurance- LLI) is required by move-in (If not provided before your move-in date, we offer a liability policy for $15/month per tenant).
