- Utility Collections - (can be rectified by paying balance with receipt.)
- Landlord Collections - (can be rectified by paying balance with receipt.)
- Evictions - (can be rectified by providing documents from previous landlord that says otherwise. If there's a balance, pay the full amount and send us receipt)
- Drug Charges - (non-negotiable)
- Felonies/Misdemeanor (within the last 10 years) - (non-negotiable)
- Bankruptcies (within the last 5 years) - (non-negotiable)

CREDIT REQUIREMENTS:

If employed more than 1 year with current employer:
- 600+: No Risk Mitigation Fee
- 550-599: 50% Risk Mitigation Fee
- 500-549: 100% Risk Mitigation Fee
- 499 and below: Cosigner required (600+ credit score, 2x rent income)

If employed less than 1 year with current employer:

- 650+: No Risk Mitigation Fee
- 600-649: 50% Risk Mitigation Fee
- 550-599: 100% Risk Mitigation Fee
- 500-549: 150% Risk Mitigation Fee

- No credit: Cosigner required (600+ score, 2x rent)

INCOME REQUIREMENT:

- Combined household income must be at least 2x the rent
