<p><strong>Pet Permission Clause:</strong> "Tenant is permitted to keep 3 pet(s) on the premises subject to the terms and conditions set forth herein. This permission applies only to the specific pet(s) described in the Pet Addendum attached hereto and incorporated by reference."</p><p><strong>Pet Deposit and Fees:</strong> "Tenant shall pay a refundable pet deposit of $500 and monthly pet rent of $10 per pet. The pet deposit will be held to cover any pet-related damages beyond normal wear and tear and will be returned within two weeks after lease termination, less any deductions for damages."</p><p><strong>Pet Registration Requirements:</strong> "All pets must be registered with landlord prior to occupancy. Tenant must provide current vaccination records, licensing documentation, and proof of liability insurance covering pet-related incidents. Any changes in pet ownership must be reported immediately."</p><p><strong>Pet Care and Behavior Standards:</strong> "Tenant agrees that all pets will be house-trained, properly supervised, and will not cause damage to the property or disturbance to neighbors. Pets must be leashed in all common areas and hallways. Tenant is responsible for immediate cleanup of pet waste both inside and outside the unit."</p><p><strong>Liability and Damage Responsibility:</strong> "Tenant assumes full responsibility and liability for any injury or damage caused by pet(s) and agrees to indemnify and hold harmless the landlord from any claims arising from pet ownership. Tenant's liability for pet damages is not limited to the amount of the pet deposit."</p><p><strong>Termination Clause:</strong> "Violation of any pet-related terms may result in removal of pet privileges or lease termination at landlord's discretion with proper notice as required by law."</p><p><strong>Pet-Related Floor Protection Clause:</strong> "Tenant agrees to protect all flooring from pet-related damage including but not limited to scratches from claws, urine stains, chewing damage, and excessive wear from pet activity. Pet damage to floors is not considered normal wear and tear."</p><p><strong>Pet Nail and Claw Maintenance:</strong> "All pets must have nails/claws properly trimmed and maintained to prevent scratching of hardwood, laminate, vinyl, and other flooring surfaces. Evidence of claw marks, gouges, or scratches will result in charges for floor repair or replacement."</p><p><strong>Pet Accident and Waste Protection:</strong> "Pet accidents, urine, feces, or vomit must be cleaned using appropriate cleaning products to prevent permanent staining, odor absorption, or subflooring damage. Failure to promptly address pet accidents may result in costly floor replacement and subfloor treatment."</p><p><strong>Waterproof Barriers:</strong> "In units with hardwood or laminate flooring, tenant may be required to place waterproof mats or barriers under pet food/water bowls and in areas where pets frequently rest to prevent moisture damage and staining."</p><p><strong>Pet Containment Areas:</strong> "Pets must be house-trained before occupancy. If pets are confined to specific areas, appropriate protective flooring or coverings must be used to prevent damage from scratching, chewing, or waste accidents."</p><p><strong>Enhanced Damage Assessment:</strong> "Pet-related floor damage includes but is not limited to: scratches, gouges, stains, odor penetration, subflooring damage, and areas requiring special treatment or replacement due to pet bodily fluids. All such damage will be charged to tenant at actual repair/replacement cost."</p><p><strong>Professional Cleaning Requirements:</strong> "Upon lease termination, professional deep cleaning and odor treatment of all affected flooring may be required at tenant's expense, in addition to the standard cleaning requirements."</p><p>Some agreements also specify that certain flooring types may require additional pet deposits due to higher damage risk.</p><p></p><p></p>
