This rental includes **two newly renovated units** on one property and is leased under **one rental agreement**.

The monthly rent and utilities are based on **a maximum of three (3) approved occupants** under the lease agreement. For example, two occupants may reside in the main house and one occupant may reside in the studio apartment.

If additional occupants are requested after the lease is signed, **all occupants must be approved by the Landlord prior to moving in**. An amendment to the lease agreement will be required, along with:

* An additional **$100 security deposit per approved occupant**
* An additional **$100 per month in rent per approved occupant**

The **maximum occupancy for both units combined is five (5) approved occupants**.

### Additional Lease Terms

* Renters insurance is required prior to move-in. Proof of coverage must be provided and maintained throughout the lease.
* Tenant is responsible for maintaining the yard and keeping the property clean and in good condition.
* No pets permitted.
* No smoking or vaping inside either unit.
* No heavy vehicles may park in the driveway to avoid damage to concrete.
* Landlord may periodically enter the property, with reasonable notice as required by law, to perform routine maintenance, including servicing and inspecting the air conditioning and heating systems, unless otherwise agreed upon.
