•    Rent: $4,000 per month, due on the 1st of each month.

 •    Lease Term: 12-month lease.

   •    Security Deposit: $4,000 total. A $500 non-refundable portion will be withheld for professional cleaning at the end of the lease. The remainder will be refunded based on the home’s condition.

   •    First Month’s Rent: Due in full prior to move-in.

    •    Utilities: Tenant is responsible for all utilities (gas, electric, water, sewer, garbage, internet, etc.).

   •    Pets: Allowed upon approval. $400 non-refundable pet deposit per pet and $35/month pet rent per pet.

  •    Smoking: No smoking or vaping inside the home or on the property.

    •    Yard Care: Tenant is responsible for lawn care, watering, and snow removal to maintain curb appeal and prevent damage.

   •    Home Care: We ask tenants to treat the home with respect and care, keeping it clean and well-maintained. Any damage beyond normal wear and tear will be deducted from the deposit.

  •    Move-Out: Home must be left clean and in good condition. Normal wear is expected; major damage or neglect will be charged accordingly.
