Security Deposit
Tenant acknowledges and agrees that upon termination of the Lease, Landlord shall retain One Thousand Dollars ($1,000.00) from the security deposit for the purpose of professional cleaning of the Premises, including but not limited to carpet cleaning. Tenant further acknowledges and agrees that: Any costs for cleaning or repairs beyond the above-stated amount, including but not limited to damage to the Premises, will be deducted from the remaining balance of the security deposit. If the total costs of cleaning and/or repairing damages exceed the amount of the security deposit, Tenant shall be liable to Landlord for the balance due. Landlord shall provide Tenant with an itemized written statement of any amounts withheld from the security deposit as required by Utah law. Any portion of the security deposit not retained for cleaning, damages, or other lawful charges shall be refunded to Tenant in accordance with Utah law.
