Criteria& Disclosure

5. Criminal Background Check: A background check will be conducted on all adult applicants. Applicants with felony convictions or a history of violent or drug-related offenses may be denied.
6. Occupancy Limits: The townhouse has a maximum occupancy limit of 2 persons per bedroom (6 total max). Additional occupants must be approved by the landlord and
may incur additional fees.
7. Pet: Pet are NO allowed.
8. Smoking: No smoking allowed.
9. Renter's Insurance: Applicants must have renter’s insurance before occupying the premises.
10. Lease Terms: The lease term is 12 months, with the option to renew at the end of the
term. Tenants are responsible for maintaining the property and following all rules outlined in the lease agreement.
11. Security Deposit: A security deposit equivalent to one month's rent is required upon
lease signing. The security deposit will be held to cover any damages beyond normal wear and tear. There is a non-refundable fee of $250 for carpet cleaning.
12. Utilities: Tenants are responsible for paying all utilities, including electricity, water,
gas, and internet. The landlord may cover garbage and HOA.
13. Disclosure: No overnight street parking. Just authorized areas are allowed. The landlord is a Real Estate Agent
